For information:

Got a reply from the official gov site asking for a definition of a bedroom.
"There is no definition. HIP duties apply depending on how the property
is marketed" was the reply.

So: Lotsa 2 bedroom houses with a number of studies upstairs may soon be on the market. ?

That's bizarre !

So presumably by that definition every 4-bedroom house will now be marketed as a one bedroom with a study, playroom and family room ?

They will have to tighten up on that.

So much ill-thought through legislation seems to get on the statute books these days. Do any house buyers/sellers anyone actually want these beurocratic, pointless HIPs anyway - I certainly wouldn't.

Anyone who advertises a 3 bedroom house as a 2 bedroom with study would be a fool.

As prospective buyers usually search by number of bedrooms you will miss out on many of the searches. Not only that who is going to view an over priced 2 bedroom house. You will have to lower the asking price to get any response. So yes you will save a few hundred pound on a HIP but have your house under valued by 10s of thousands or not sell it at all.
